The Goldeneye estate was acquired in 1977 by Island Records’ founder and music mogul Chris Blackwell and has since then been turned into a the leading celebrity boutique hotel in the Caribbean; loved and frequently visited by Hollywood A-listers, political figures, royalty, models and musicians.
Surrounded by an emerald lagoon with sheltered beaches and secluded coves, Goldeneye is a magical sliver of Jamaica's north shore, nestled between coral reefs and tropical forests. The site has a lagoon, tree-packed gardens and 1.5 miles of seafront.
A selection of luxurious properties are now available for private ownership and just like the original Goldeneye estate properties, they all effortlessly blend the considerable outside spaces with the light living areas and all feature direct or nearby waterside access.
Covering 52 acres of glorious coastal land, Goldeneye now offers 5 existing villas and 18 new Beach Cottages and Spa cottages, all set around Ian Fleming’s former home.

The nearest commercial airport is Montego Bay, however Kingston Airport is an equally viable option. Goldeneye is a 2-hour drive from Montego Bay and 2½ hours from Kingston Airport.
Boscobel Aerodrome, which is serviced by Air Jamaica Express and private aircraft, is only 10 minutes by car from Goldeneye. Helicopter service can be provided.
The planned residential development will extend over 52 acres of unspoiled, coastal land caressing a mile of coral reef. The expansion is being designed to retain the exclusivity of the estate, with density at less than one unit to the acre.
Five villas are already built and have served as accomodations for the resort. They all have beautiful water views and will be undergoing renovation during the same time the new 18 cottages are built. Beach Cottages: Eleven cottages form a village on Low Cay Beach, a 500 ft sandy crescent that is sheltered by a coral reef. Wood clad exteriors, jalousie shutters, and exotic outdoor showers are romantic memories of a bygone era.
Spa Cottages: Caressed by Caribbean breezes, seven oceanfront cottages will overlook the stunning coral reef from a breathtaking cliff-side elevation. Located on the bluff between the Ian Fleming Villa and the new Spa, the cottages will be the centre of the Spa village. The Spa village is a serene enclave for those seeking the simplicity of nature and endless views. These cottages have a shared access to the water below and also each have their own private pools.
Plots are on average 270-350 sq.m.
The service charges/management fees are estimated to US$1.00 per square foot. Unlike many other developments the maintenance fees include electricity, internet, water, gas, insurances, grounds keeping, house keeping, etc. This provides a simple ownership experience.
Goldeneye is set amidst a lush tropical garden. Due to the tradition of tree planting by guests begun in 1956, the garden is a treasure trove of exotic trees.

Payments will be paid into an escrow account controlled by Meyers, Fletcher and Gordan.
The preferred lender is First Caribbean, who will finance up to 60% LTV (T&C apply).
