A hotel property investment gem in an existing successful boutique development
This is your chance to own your own hacienda style hideaway in a luxury retreat in Argentina – a hassle-free investment gem with revenue shared 50/50.
Set high in the Sierras Chicas, a mountain range north west of Cordoba, a century old farmhouse has been carefully restored and houses a boutique hotel, which forms part of the estate. The hotel, which has been operating for 10 years, enjoys a superb reputation and is featured by numerous luxury agencies.
The original structure and buildings, built by an English family in the early twentieth century, have been preserved. Although the hen house, butcher shop, pantry, service station and saddling area have been repurposed for a very comfortable lifestyle, the authenticity remains.
In addition to offering stunning countryside vistas, excellent food and gracious service, you will have access to some of the best horseback riding in Argentina. The more than 5,600 acre property enjoys beautiful rolling hills, rivers and lakes, with fantastic horseback riding, trekking and fishing. The scenery and views are simply breathtaking, and the estate is one of the few places in the world where you can watch giant condors.
There are three different kinds of real estate investment opportunities at the hotel property development to choose from; One Bedroom Hotel Residences; Homesites; and Grand Estates.
One Bedroom Hotel Residences
There will be a limited collection of 23 traditional and luxuriously appointed 1-bedroom hotel residences and two 2-bedroom hotel residences constructed in two phases.
All residences will be situated in an area that is close enough to the existing hotel to ensure access to all services and amenities, but far enough away to ensure privacy and exclusivity. The location of each residence has been carefully considered to give each one stunning, unobstructed views of Condor Mountain in the distance, with forests, valley and rolling hills below. All residences come with a west facing terrace and private plunge pool from which you will be able to enjoy the beautiful sunsets.
As an owner of a hotel bedroom residence, you are entitled to 4 weeks personal use per year. For the remaining time, your unit will be part of the hotel rental pool with revenue shared 50/50. Current average rates are $600 USD per night and annual yields are expected to be 9.2% for the one-bedroom residences.
If you prefer to build your own custom-made home where you can stay for weeks or months but still want to have access to the services and amenities offered by the boutique hotel and the management company, consider the ‘homesite’ option. Homesite properties can be maintained by the hotel management company when you are not using it, ensuring a hassle free property ownership.
Grand Estates are a limited collection of 23 luxuriously modern homes located in a private setting, across the golf course. There are several different floor plans to choose from. And if none of them is to your liking, you also have the opportunity to design your own ideal estate.
And when you are not using your villa, you have the option to rent it via an appointed luxury villa rental agency that takes care of everything for you.
The hotel is renowned for offering some of the best horseback riding in Argentina. Catering to all riding abilities, there are about 50 horses to choose from and 5,600 beautiful acres of rolling hills to be explored. There are also a multitude of other activities within and nearby the property including mountain biking, paragliding, trekking, historic sightseeing, bird-watching or fishing. Of course, it’s also the perfect venue for simply relaxing by the pool and a golf course is under construction along the Grand Estates.
The restaurant at the resort provides unforgettable culinary experiences. The breakfast includes farmhouse breads, croissants, Argentine pastries, homemade jams and more and are without any doubt worth getting out of bed for. Lunches and dinners feature fine country cuisine prepared using farm fresh regional produce and the country’s famous steaks. Other dining experiences to choose from include poolside barbeques and picnics to take along on horseback riding excursions.
After a day in the saddle or 18 holes of golf, a poolside massage or spa treatment such as reiki or a mud bath is a real treat.
